David has over 20 years of property, finance and investment experience and has held roles in banking, advisory and direct investment. David has extensive experience in senior debt, mezzanine debt, hybrid securities and equity investments and has been involved in transactions in the residential, retail, commercial, industrial, aged care and hotel sectors.
David has experience in all aspects of asset acquisition and disposal, project planning, due diligence, financial analysis and project delivery and specialises in the sourcing and structuring of property related debt and equity for investment and development projects.
Prior to joining Vertica Capital, David spent 5 years as Head of Acquisitions with an investment-focused Commonwealth Authority where he was responsible for managing all new investment activities including sourcing, assessing, negotiating, structuring and executing a range of significant direct investment and joint venture transactions. David recently played a lead role in establishing an $80.0 million diversified REIT targeted at wholesale investors with seed assets across Australia.
David is a Graduate of the Australian Institute of Company Directors (AICD) and holds several non-executive director positions.
Nicholas Hay (B. Comm, B. Econ, G. Dip App. Fin (Sec Inst), Licenced Real Estate Agent) has over 20 years experience in commercial property markets with his focus over the past decade being the origination of debt and structuring of mezzanine and equity transactions for property investment and development. His core areas of expertise include structuring and arranging mezzanine debt and joint venture/equity within commercial and residential construction deals, advisory work on preparing and managing disposal of assets, non-recourse debt structures and high leverage investment debt.
Nicholas has long standing relationships with the major banks, institutional and high net worth participants in the sector, all key consultants, agents and marketers and the secondary tier primary and mezzanine debt markets. He has an in depth knowledge of both the type of projects and structures that are in tune with the tight capital constraints of the current environment.
Prior to setting up Vertica Capital, Nicholas spent 10 years at Knight Frank first within commercial leasing for 5 years and then as Manager of CBD Sales. He then joined one of Australia’s largest commercial mortgage originators in early 2003 where he was responsible for originating and structuring investment and development transactions with a gross realisation of over $1 billion.
Cameron Noble (B Comm. Accounting & Business Law) has been involved in the banking industry for over 20 years with key experience in commercial and corporate property finance. Cameron has been involved in construction and investment transactions ranging in size from $1M up to $250M across a wide range of asset classes, from simple to complex financial structures.
Cameron has established relationships with small, medium and large institutional property groups, construction companies and consultants including valuers, town planners, quantity surveyors and architects. He has been responsible for and is highly skilled at managing project teams through preconstruction financing through to project completion, with many of these appointments having been multi-staged developments over several years.
Prior to establishing Vertica Capital, Cameron’s previous roles included senior management positions with Capital Finance Australia Limited (Lloyds Banking Group plc), ANZ Corporate & Institutional Banking and Suncorp-Metway. Cameron holds a Bachelor of Commerce (Accounting & Law) and is a member of Finance Brokers Association of Australia (FBAA) and Credit Ombudsmen Service (COSL).

Brett Ahern (B. Business, Reg. Real Estate Salesperson QLD & NSW) has over 14 years property industry experience including 7 years as State Manager QLD for Angas Securities Limited and 4 years as a Senior Lending Manager for Octaviar Limited. In these roles, Brett was responsible for originating and managing senior debt, mezzanine debt and preferred equity facilities for the acquisition of development land, construction of residential projects and repositioning of commercial, retail and industrial properties.
Prior to joining Vertica Capital Brett spent 3 years as a Director – Project Marketing with Colliers International on the Gold Coast. Brett was responsible for all aspects of delivering sales on new/off-plan residential projects, from launch through to completion of construction and settlements. Brett had early involvement with developers in the planning phase for their projects providing market analysis and recommendations regarding product mix, pricing, inclusions and marketing strategy.
Brett has lived and worked on the Gold Coast for 18 years and has an in-depth knowledge of the local property market. Brett’s lending experience and time spent at the coalface as a project marketer place him ideally to understand his client’s financing needs and deliver a high-quality outcome.
