Nick Ritchie

Nick Ritchie (B. Urb Dev (Prop Econ), G. Dip App. Fin, Licenced Real Estate Agent) has over 10 years experience in commercial property. He most recently held the role as Director at Knight Frank and has advised institutional investors, private landlords and property developers on leasing and asset repositioning strategies to maximise property portfolio performance. This included marketing and securing occupiers for office vacancies, building capital expenditure programs and liaising with legal and other key consultants. Nick has assisted national and multi-national companies, State and Federal Government departments on their property requirements.
Nick has long standing relationships with landlords, property developers and key consultants including property valuers and agents. He has a strong knowledge of the financial principles of commercial property and the risks associated.
Nick’s focus is on the sourcing and structuring of senior debt, mezzanine debt and preferred equity facilities in the acquisition of development land, development of residential projects and refurbishment or repositioning of commercial/retail/industrial properties.
Director
David has over 20 years of property, finance and investment experience and has held roles in banking, advisory and direct investment. David has extensive experience in senior debt, mezzanine debt, hybrid securities and equity investments and has been involved in transactions in the residential, retail, commercial, industrial, aged care and hotel sectors.
David has experience in all aspects of asset acquisition and disposal, project planning, due diligence, financial analysis and project delivery and specialises in the sourcing and structuring of property related debt and equity for investment and development projects.
Prior to joining Vertica Capital, David spent 5 years as Head of Acquisitions with an investment-focused Commonwealth Authority where he was responsible for managing all new investment activities including sourcing, assessing, negotiating, structuring and executing a range of significant direct investment and joint venture transactions. David recently played a lead role in establishing an $80.0 million diversified REIT targeted at wholesale investors with seed assets across Australia.
David is a Graduate of the Australian Institute of Company Directors (AICD) and holds several non-executive director positions.

Nicholas Hay (B. Comm, B. Econ, G. Dip App. Fin (Sec Inst), Licenced Real Estate Agent) has over 20 years experience in commercial property markets with his focus over the past decade being the origination of debt and structuring of mezzanine and equity transactions for property investment and development. His core areas of expertise include structuring and arranging mezzanine debt and joint venture/equity within commercial and residential construction deals, advisory work on preparing and managing disposal of assets, non-recourse debt structures and high leverage investment debt.
Nicholas has long standing relationships with the major banks, institutional and high net worth participants in the sector, all key consultants, agents and marketers and the secondary tier primary and mezzanine debt markets. He has an in depth knowledge of both the type of projects and structures that are in tune with the tight capital constraints of the current environment.
Prior to setting up Vertica Capital, Nicholas spent 10 years at Knight Frank first within commercial leasing for 5 years and then as Manager of CBD Sales. He then joined one of Australia’s largest commercial mortgage originators in early 2003 where he was responsible for originating and structuring investment and development transactions with a gross realisation of over $1 billion.
